For that black tile at the back, I'd suggest pulling it all up,
replacing the subfloor if necessary, and retiling or laying sheet vinyl
to cover any area that's likely to get wet. Or just plywood and paint.

Uni Tile on 300 Alemany is a great source for cheap tile, granite, and
some cheap kitchen sinks. Their cabinets are garbage. KWW in Hayward has
much better pricing on much better cabinets. Cheaper than most anyone, too.

You could also just replace with plywood only or new wood, though that
would seem excessive. Cal Wood has 3/4" thick 3 1/4" wide oak for
$2.00/sf but figure another $3/sf to install.

As for the floors, Action Rental on Harrison is probably a good source
for sanders. Pacific Flooring in Potrero is a good source for advice.

For finishes I'd use something like Glitsa or some other Swedish finish.
That's my plan for the 3,000sf of oak that we're installing on Ringold
Street. (Subject to change, of course.)
