Stephan, from CCC München, emailed me this link to the spreadsheet that their forming hacker space is using for calculating membership fees & evaluating real estate offers.  The spreadsheet is in german but, as Stephan put it, "you might get the idea of our pedantic work 
anyways."  I thought it would be useful for others to see:
