There is no gas service according to the landlord.

There is *tons* of electrical. Keep in mind they had maybe 50-100
industrial sewing machines operating. There are two breaker boxes for
the third floor, both of which appeared nearly full of 20A breakers from
my quick glance.

There is no HVAC, which may be a problem come August (hot) and January
(cold).

There is water and sewer service; we didn't look into the details. I
didn't see a water heater; there might not be one installed (the
bathrooms are not exactly posh). There is no shower (though we could
build one if we really cared).

There are phone lines, so DSL should be fine. I suspect we can get
Comcast if we want. There are sight-lines from the roof to several
sites where we have offers of IP connectivity, and the landlord is OK
with us installing antennas on the roof (so long as we are careful not
to damage the roof and cause leaks). We are explicitly not allowed
general roof access (no fireworks viewing, no hot tub on the roof) but
explicitly are allowed access for installations.

I don't think there's any metro fiber into the building, but if people
want to talk to the vendors we can see about getting access. I believe
there's conduit down Mission St, but that's well outside my expertise.
